This 1920s cast concrete garage underwent extensive renovation and expansion to convert it into a mixed-use building with seven condominiums and a small retail space. The renovation, which added a penthouse structure to the top of the building, brought a crisp language into the contact with the existing historic shell, making the play between old and new a connecting theme of the project. A major structural overhaul of the building allowed the new interior spaces to be created with a minimum of walls and partitions, maintaining a loft-like openness.

Loisos and Ubbelohde provided thermal comfort and daylighting support to the project, including analysis of exterior sun shading at the penthouse, and studies of daylight propagation in the stairwell, a major feature of the lighting program of the building.
